    I'm sorry to hear that. There's no doubt that development/impervious surface coverage can contribute to damage. Was this part of the recent events in Texas?


    Nationally, 25% of NFIP claims come from X-zone properties - areas with less than 0.2% annual chance of flooding (outside of 500-year floodplain). Lenders typically don't require flood insurance for X-zone properties. To make a claim, you already had to have your insurance policy in place before the damage occurred (obvious). I'm willing to bet that there are plenty of people who get hit and wish they could make claims but don't have a policy in place (I'm speaking generally here, not just about the recent events). I would guess that the 25% statistic significantly under-represents the risk of flooding in the X-zone.

    IMO, floodplain designations are not particularly informative. They're just the regulatory framework we have to operate with.

    i figure it's going to be a very long time before we have anything like we had a while back

    on the drive to and back from Tulsa, I listened to Isaac's Storm (audio book). Made me think of this thread. No way I could've ever read it, but the audio book was quite good.

    Our daughter Shannon is performing in Texas this summer. We are very proud of her for following her dream. Let me know if anyone is going, I'll let her know family is in the house.

    I went to school right near there. I've seen the play in Palo Duro Canyon several times and its GREAT! I knew several cast members when I was there. Its worth the trip if you haven't seen it yet.

    Is it sad I kinda miss White Rock since moving to Austin from Dallas? It got monotonous for sure, but was so nice to have some relatively car-free miles so close to home. Plus, every once in a while you'd get to see a tripathlete rocking an aero helmet on the MUP!

    you know, come to think of it, my family has a picnic out at the farm every memorial day weekend (for 30 yrs or so). i think back now and realize that so many years it would just pour down rain (which is normal for central texas) and there is a huge barn we party in, a huge metal roof and it sounds awesome, thunder and lightning.

    thunderstorms are pretty normal (when not in historic drought) but it seems like flooding is something to get used to...not Wimberley this time, to the East.
